Rent Reduction Calculator
Is your rental sitting empty? Before you lower the rent, see how much sooner it would need to lease to make the cut worth it, using how long similar homes in your area actually took to rent.
Step 1 of 4
What ZIP code is the rental in?
We compare it with homes rented in your area over the last 12 months.
Educational illustration only — not financial or investment advice. Local lease times and comparable rents come from RentCast rental listings removed in the last 12 months. The days-to-lease forecast is an estimate; actual time to rent varies with condition, season, and marketing.
Assumptions
How the Numbers Work
- Each vacant day costs your monthly rent divided by 30.
- Typical time to lease is the median for similar homes (single-family and townhomes, same bedroom count) in your area that rented in the last 12 months, from RentCast listing data. Listings up 3 days or less or over 180 days are left out as unreliable.
- Market rent is the median final asking rent of recently rented homes near you with the same bedrooms and about the same bathrooms.
- Break-even days are exact: how many days sooner a lower rent must lease to collect the same total rent over the first year or a typical 4-year tenancy (a 75% annual renewal rate).
- The days-to-lease forecast is an estimate. It starts from the local median and assumes each 1% above market rent adds 4% to days on market, and each 1% below removes 2%, never below half the median. You can change these under Forecast assumptions.
- This is an educational estimate, not financial or investment advice.
