    Let's see what's going on.

    Greenwood Market Report, July 2026. And immediately, immediately, see, I am pretty much the guru when it comes to what market should I be looking at if I have investment dollars and I want to jump into real estate? The answer is simple. Noblesville. Greenwood.

    Greenwood is arguably a little bit better than Noblesville because it's a slightly lower entry price point. Average rental price down 2%. That's just going to be a blip in the grand scheme of things.

    Average days on market is absolutely stellar. That's down 10% year over year. If you're working with a reputable property management company — hint, Red Door — you're going to smash that no problem.

    Number of active homes is up. That's no surprise. Almost 18% year over year. You're going to see a lot more activity and things will probably flatten out. But because we're seeing almost 18% more active homes, that's going to reflect in your average rental price trend, which we're seeing down just over 2% year over year.

    Down in the second and third lines there, you've got your apartments and townhomes and condos. You can digest or consume that data at your desire.

    And then my favorite parts here are your average trends as it relates to the previous year and where we are currently to date in the 2026 year. So your average price trend, average days on market is going right into a soup bowl, and average number of active homes trend is beginning to trend up. The secret might be getting out. Mike, what's up?

    Mike Taylor: Greenwood remains a great market. Days on the market at 36 is really, really good. I will say I am a little disappointed in the month-over-month and the year-over-year average rental price. I don't like seeing that down, especially when lots of the other markets we are seeing are above it.

    But to your point, I think I'm not going to put too much stock in one month worth of data because you can see from the price trend, most of the months this year have been year over year an increase.

    I'm not going to poo-poo it too much with just a small decrease for one month. I still think Greenwood is one of the best markets that we have. When we put a home on the market in Greenwood, it typically rents very, very quickly.

    The demand is high. It remains very affordable. $2,000 a month is still relative. It's all relative, but compared to other markets here in Indy and especially nationwide, really, really affordable market, which means that everything is going to remain in demand. So good fundamentals for Greenwood for sure.

    Chris Knight: Yeah, and just reiterating one more time on the average rental price trend. I mean, look at the graph. Did you panic in March? Because if you panicked in March, you didn't need to, right? So I suspect that's what we're seeing here in July. We won't know until we get into the August market report.

    All right, let's jump over to the sales data for Greenwood.

    All right, Greenwood Market Report for July 2026. This is all your sales data. Average sales price trending downward. Days on market is at a very healthy 39. Look at that. Number of homes sold, 129. This market is growing.

    So with supply, you're going to see your average sales price tick down ever so slightly. That doesn't surprise me a whole lot. Average sales price trend, it's following pretty closely to last year, I have to tell you that. So I can only be excited for August.

    Number of homes sold. This is going to show you exactly what price point homes are selling in. Take a look, and it'll give you some guidance on what you should expect to spend if you're looking at Greenwood as a potential market for your real estate investment. Mike, anything to add here?

    Mike Taylor: The only thing I have to add here is average sales price looks eerily similar to last year. It is a little bit down.

    Again, I'm not going to place too much weight on just one month. It looks like it's going to mirror last year, which is fine in this market. For the bottom right there, number of homes sold, you can see that average is $319,000, but there's still a good amount of homes that sell for under $200,000 and certainly under $250,000.

    And if I'm an investor, that's the price point I'm looking at in Greenwood. You want to remain on the affordable side of things. It's got a good school district. So if you can remain in that affordable price range, your average rents are going to stay up, your average days on the market are going to be lower just because you're going to have lots and lots of demand.

    It's a very, very affordable market for the quality of the market and the quality of the tenants that you're going to attract in Greenwood. Under $250,000 is a steal.
